The primary verification tool is a search at the relevant lands registry, either the Nairobi City County Lands Registry or the national lands registry depending on the property. A proper title search reveals the registered owner, any charges or encumbrances, any caveats filed against the title, and the leasehold or freehold status of the land. We also conduct survey plan verification and check for any irregularities in the chain of title. Never rely solely on the seller’s copy of a title document. Always conduct an independent verification at the registry. We do this as a matter of course on every transaction we handle.
